Home Renovation ROI Calculator
Enter the renovation cost and added resale value to see your ROI and payback.

How it is calculated
You enter the total renovation cost and the amount you expect the project to add to the resale value, both in the same currency. The tool reports three figures. Net gain: value added − cost. ROI: (value added − cost) / cost × 100. Cost recouped: value added / cost × 100. Cost must be above zero and the value added cannot be negative. A negative net gain and ROI are shown when the work adds less than it cost. Amounts are displayed in dollars. The tool does not discount over time or add financing and selling costs, and it does not judge whether the value-added estimate is realistic.
Worked example
A kitchen update costs 20,000 and an agent estimates it adds 26,000 to the sale price. Net gain: 26,000 − 20,000 = $6,000.00. ROI: 6,000 / 20,000 × 100 = 30.00%. Cost recouped: 26,000 / 20,000 × 100 = 130.00%. Every dollar spent comes back as 1.30 dollars of value.
Common mistakes
- Mixing up ROI and cost recouped. A project that recoups 75% of its cost has an ROI of −25%, not +75%.
- Entering the new total home value as the value added. Only the increase caused by the renovation belongs there.
- Leaving out part of the cost, such as permits, design fees, disposal or the time you paid a contractor to supervise.
- Using an optimistic estimate of value added. Local comparable sales, not the cost of the work, decide what buyers pay.
- Ignoring the value of living in the improved home. A negative ROI here only measures resale, not the benefit of using the space.

About this calculator
Renovation ROI measures how efficiently a project turns money spent into resale value added, calculated as (added resale value − renovation cost) ÷ renovation cost × 100. Real-world data (like Remodeling Magazine's annual Cost vs. Value report) consistently shows this varies enormously by project — a minor kitchen remodel or garage door replacement often recoups 70-100%+ of its cost, while a high-end master suite addition may recoup well under 50%.
This calculator takes your renovation's total cost and the added resale value it's expected to generate and returns the net gain, the ROI percentage, and the share of the cost recouped (added value ÷ cost). Home flippers and real estate investors use it to rank which upgrades to prioritize on a budget, and homeowners planning a sale use it to decide whether a renovation is worth doing before listing versus letting the buyer handle it.

When budget is limited, a high percentage is not the whole picture. A 2,000 job that adds 3,000 has a 50% ROI but only 1,000 of net gain, while a 20,000 job that adds 26,000 has a 30% ROI and 6,000 of net gain. Look at both columns before ranking projects. Also remember the added-value figure is your estimate, so test it with a cautious number. Which upgrade are you weighing?
