Seller Net Proceeds Calculator

Enter the sale price, mortgage payoff, commission rate, and other costs to find the net proceeds.

How it is calculated

The tool works out what cash you walk away with: commission = sale_price × commission_pct ÷ 100, total costs = commission + other_costs, and net proceeds = sale_price − mortgage_payoff − total costs. Sale price, payoff and other costs are dollar amounts; the commission is a percentage of the sale price, not of the equity. Other costs are whatever you enter yourself, such as title or closing fees, transfer taxes, repairs and staging. All four fields must be filled in (type 0 where something does not apply). The sale price must be above zero, no amount can be negative and the commission must be between 0 and 100, otherwise no result appears. If the payoff and costs exceed the price, the result is shown with a minus sign, meaning you would have to bring cash to closing. Fees and taxes vary by country and region.

Worked example

A home sells for 450000, with 280000 still owed on the mortgage, a 5.5% total agent commission and 6000 of other costs. Step 1: commission = 450000 × 5.5 ÷ 100 = $24,750.00. Step 2: total selling costs = 24750 + 6000 = $30,750.00. Step 3: net proceeds = 450000 − 280000 − 30750 = $139,250.00. That is the cash before any income or capital gains tax on the sale, which this tool does not estimate. It is about 31% of the headline price.

Common mistakes

  • Leaving a box empty. An empty field gives no result at all, so enter 0 for no mortgage or no other costs.
  • Entering the original loan amount instead of the current payoff figure. The payoff is the remaining balance plus any accrued interest, which you can ask your lender for.
  • Applying the commission to your equity instead of the sale price. It is charged on the full price, which is why it takes such a large bite.
  • Forgetting the second agent. A quoted rate of 2.5% for the listing agent is only part of the total if the buyer's agent is paid from the same sale.
  • Treating the result as after-tax money. Tax on any gain is not included, and costs such as repairs agreed with the buyer must be added to other costs by hand.

About this calculator

A home seller’s net proceeds are what’s left of the sale price after paying off everything tied to the transaction: the remaining mortgage balance, the real estate agent’s commission (traditionally around 5–6% of the sale price, split between the listing and buyer’s agents), and other selling costs such as title fees, transfer taxes, and repairs negotiated with the buyer.

This is the number that actually matters to a seller deciding whether to sell, since the sale price alone says nothing about what lands in their pocket. This calculator subtracts the mortgage payoff, commission (as a percentage of sale price), and other costs from the sale price to show the net cash proceeds.
