Broker Fee Calculator
Enter the deal value and commission rate to size the broker fee.
Result
How it is calculated
Enter the deal value, the commission rate as a percentage (3 for 3%), and optionally a minimum fee. The tool computes fee = max(deal × rate ÷ 100, minimum fee), then net = deal − fee and the effective rate fee ÷ deal × 100. If you leave the minimum empty it counts as 0, so the fee is just the percentage. The deal value must be above zero; rate and minimum cannot be negative. Amounts are shown in dollars. The tool applies a single flat rate with one floor: it does not handle tiered rates, a fee cap, VAT or other taxes on the commission, or a fee split between two brokers.
Worked example
A deal is worth 40,000, the broker's rate is 3%, and the agreement sets a minimum fee of 1,500. The percentage fee is 40,000 × 3 ÷ 100 = 1,200. That is below the floor, so the larger figure applies: the fee is $1,500.00. The net amount is 40,000 − 1,500 = $38,500.00. The effective rate is 1,500 ÷ 40,000 = 3.75%, higher than the quoted 3% because the floor kicked in.
Common mistakes
- Typing the rate as a decimal, such as 0.03 for 3%. The tool expects percent, so 0.03 means 0.03% and the fee almost disappears into the minimum.
- Forgetting the minimum fee. Without it the tool charges only the percentage, which understates the cost on small deals.
- Comparing brokers by the quoted rate alone. The effective rate output shows what you actually pay once the floor applies.
- Assuming the net is what lands in your account. It only subtracts the broker fee, not taxes, VAT on the commission or other closing costs.
About this calculator
A broker fee is the commission a broker earns for facilitating a deal, calculated as a percentage of the deal value — but most brokerage arrangements, whether in real estate, freight, or M&A, set a minimum fee floor so the broker is still paid adequately on small transactions where the percentage alone wouldn’t cover their time and costs. This calculator applies the commission rate to your deal value, then checks it against the floor and charges whichever is larger.
It also reports the net amount left to the principal — the deal value minus whichever fee applies — the number a seller, shipper, or client actually nets after the broker is paid, which is the figure that matters when comparing offers or brokers with different rate and floor structures.

The minimum fee creates a break-even deal value worth knowing before you negotiate. At 3 percent with a 1,500 floor, a 49,000 deal costs 1,500.00, an effective 3.06%, and at 50,000 the two methods meet at 3.00%. From 60,000 the percentage takes over at 1,800.00. Small deals therefore pay a higher true rate than the one quoted. Does your agreement use tiers or a cap that this single-rate view would miss?
