Sales Commission Calculator
How do I calculate commission?
Result
How it is calculated
The tool applies a flat percentage to a base amount and shows what is left. The commission is commission = amount × rate / 100 and the remainder is net = amount − commission. Here amount is the sale or deal value in your currency and rate is the commission percentage (7.5 means 7.5%, not 0.075). The result is the commission on the whole amount at a single rate; tiered or progressive schemes, where the percentage changes above certain targets, must be calculated slice by slice. Negative amounts or rates return no result. The tool does not add or remove VAT or income tax, so check whether the amount you enter is gross or net of tax first.
Worked example
A seller closes a deal worth 25,000 at a 7.5% commission rate. Step 1: 25,000 × 7.5 / 100 = 1,875, so the commission is $1,875.00. Step 2: subtract it from the deal value, 25,000 − 1,875 = 23,125, which is the net amount of $23,125.00 left after the commission. As a check, 1,875 / 25,000 gives back 7.5%.
Common mistakes
- Typing 0.075 instead of 7.5 for the rate, which gives a commission 100 times too small.
- Applying the rate to the wrong base, such as a price that already includes VAT when the contract is on the net price.
- Treating the net figure as the commission-earner's income; here net is what remains for the seller after paying the commission.
- Using a single rate for a tiered scheme where higher sales earn a higher percentage only on the part above the threshold.
- Forgetting that income tax on the commission is not deducted.
About this calculator
This calculator multiplies a sale amount by a commission rate to find the commission earned, and subtracts that from the sale to show the net amount the seller or company keeps — the basic math behind any percentage-based commission structure.
It's used by salespeople in real estate, insurance, car sales, and retail to figure out exactly what they'll earn on a deal before it closes, and by employers structuring commission-based pay to see what a rep takes home versus what the company nets after paying it out. It's also useful for buyers and sellers in real estate specifically, where agent commissions are a percentage of the sale price and can add up to a substantial amount on an expensive property.

The tool applies one flat rate to the whole amount, so tiered plans need a small workaround: run each band separately, such as the first 10,000 at 5% and the rest at 8%, then add the commissions. The net figure is the amount minus the commission, which is the seller's view of a sale. If your plan has tiers or caps, describe how they work; it helps us decide what to add.
