How it is calculated
The formula is a plain division: sales per sq ft = annual sales ÷ dining area. Annual sales is a yearly revenue figure in dollars, and dining area is the customer-facing floor space in square feet. The tool shows the result as a dollar amount per square foot, plus the two inputs echoed back with two decimals. The dining area must be greater than zero, otherwise there is no result. It does not convert units, so square metres must be converted to square feet first (multiply by 10.764), and it does not adjust for seasonality, partial years or takeaway and delivery sales that do not use the dining room.
Worked example
A restaurant has annual sales of $1,200,000 and a dining area of 2,400 sq ft. Divide: 1,200,000 ÷ 2,400 = 500. The tool shows $500.00 /sq ft, with the inputs repeated as $1,200,000.00 and 2,400.00 sq ft. If the owner added 300 sq ft of seating without raising revenue, the figure would drop to 1,200,000 ÷ 2,700 = $444.44 per sq ft, which is why operators watch it when changing the layout.
Common mistakes
- Including the kitchen, storage and offices in the area when the field means dining area; the figure then looks lower than a dining-room-only comparison.
- Entering monthly sales: the formula expects a full year, so one month of revenue gives a number about twelve times too small.
- Entering the area in square metres: the field is square feet, and 220 m² is about 2,368 sq ft, not 220.
- Comparing your figure with a business using a different base: some benchmarks use total floor area or seats instead of dining area, so the numbers are not comparable.
- Including delivery and takeaway revenue in a dining-room-only comparison: it raises the ratio without using the dining space.

About this calculator
Sales per square foot is calculated by dividing a restaurant's annual revenue by its dining area square footage, giving a normalized measure of how productively the space is being used. Because it strips out the effect of raw restaurant size, it lets operators and investors compare a tiny 800-square-foot fast-casual unit against a sprawling 4,000-square-foot full-service restaurant on equal footing.
This benchmark is heavily used in restaurant real estate and franchise decisions — landlords and lenders reference it when evaluating a location, and multi-unit operators track it to spot underperforming stores or to justify menu, layout, or seating changes aimed at squeezing more revenue out of the same footprint. Typical figures vary widely by segment, with fast casual and quick-service concepts generally posting far higher sales per square foot than full-service, sit-down restaurants due to higher table turnover and lower dine-in space per guest.

This figure becomes more useful when set beside rent. Divide your annual rent per square foot by the result and you get occupancy cost as a share of sales, which is the ratio many landlords and lenders look at. A unit with 900,000 over 1,800 sq ft returns 500.00 per sq ft, while 1,200,000 over 2,500 returns 480.00, so the smaller room works harder. Do you count bar stools or a patio in your dining area?
