How it is calculated
Two inputs are needed: the total price and the area in square feet. The price per square foot is price / area. The price per square metre divides by the same area converted to square metres, price / (area × 0.09290304), because 1 ft² is 0.09290304 m². So both figures describe the same property in two units, and the metric one is always about 10.76 times the other. Price must not be negative and the area must be greater than zero, otherwise there is no result. Amounts are shown in dollars. The tool uses exactly the area you give, so whether it is gross, net or living area depends on what you enter, and it does not adjust for land, parking or location.
Worked example
A home listed at $450,000 with 1,800 square feet. Price per square foot: 450,000 / 1,800 = $250.00. To convert, 1,800 ft² × 0.09290304 = 167.23 m². Price per square metre: 450,000 / 167.23 = $2,690.98. The tool displays $250.00 per square foot and $2,690.98 per square metre. If a second home costs $520,000 for 2,200 ft², its price per square foot is $236.36, which makes it the cheaper of the two per unit of area despite the higher price.
Common mistakes
- Entering the area in square metres. The area field is in square feet, so a 120 m² flat typed as 120 gives a price per square foot more than ten times too high. Multiply m² by 10.764 first.
- Comparing a figure based on gross area with one based on net or carpet area. Builders, listings and appraisers measure differently, so check which area both numbers use.
- Dividing the price of a plot with a house on it as if all of it were the floor area. Land and building are different areas, so enter the one you want the rate for.
- Treating the cheapest rate per unit as the best deal. Condition, floor, view, neighbourhood and parking can account for a large part of a difference.
- Typing the price with a currency symbol or a thousands separator, such as $450,000. The tool returns nothing for that; use plain digits.

About this calculator
This calculator divides a property's price by its total floor area, entered in square feet, to produce a single unit price per square foot (and per square metre), making it possible to compare properties of different sizes on a common basis rather than looking at total price alone. The same arithmetic also works in reverse by hand: multiplying a known area rate by a property's size gives its likely value.
Homebuyers, renters, and real estate investors use it to judge whether an asking price is reasonable relative to comparable properties in the same neighborhood, since a larger home at a lower total price isn't automatically a better deal once size is factored in. Agents and appraisers use similar math when establishing a fair market estimate for a listing.

The tool only divides one number by an area, so it works for rent too: enter the monthly rent as the price and you get rent per square foot per month, which you can multiply by 12 for a yearly figure. That makes it easy to compare a rental against a similar flat's asking price per square foot. Do you compare listings where you live by price or by rent per area?
