How it is calculated
The cent is a land-area unit equal to one hundredth of an acre. The tool multiplies the number of cents by two fixed factors: m² = cents × 40.46856 and ft² = cents × 435.6. Both results are shown to two decimals. The input can be a decimal number (12.5 cents is allowed), zero gives zero, and a negative number gives no result. This conversion covers the cent only; it does not convert other regional land units or the acre itself. Land records can round the cent differently, for example 40.47 or 40.4686 m², so a registered area may differ slightly from this result in the last digits.
Worked example
A plot is listed as 12.5 cents. In square metres: 12.5 × 40.46856 = 505.857, which the tool shows as 505.86 m². In square feet: 12.5 × 435.6 = 5,445.00 ft². The two figures agree, because 5,445 sq ft ÷ 10.7639 sq ft per m² is also about 505.86 m². As a quick check, 100 cents is one acre, so 12.5 cents is one eighth of an acre.
Common mistakes
- Mistaking the cent for the currency or for an acre: it is only 1/100 of an acre, so 5 cents is a small house plot, not 5 acres.
- Rounding the factor to 40 m² per cent; that understates the area by about 1 %, which is a visible gap on a plot priced per cent.
- Comparing with a listing that already gives the area in square feet and entering that number as cents.
- Mixing the cent with other local land units; each has its own size and this tool only converts the cent.
- Treating the result as a legal area: the registered extent in a sale deed or survey document is the authoritative figure, and the conversion is only for comparison and budgeting.
About this calculator
The cent is a traditional land-area unit still used across South India (Kerala, Tamil Nadu, Karnataka, Andhra Pradesh) and Sri Lanka, defined as 1/100 of an acre: 1 cent = 40.4686 square metres = 435.6 square feet. It survives in everyday property listings and land-registry references alongside the metric system introduced under British administration, because acre-based cent pricing is deeply embedded in regional real-estate custom.
Property buyers, real-estate agents, and land surveyors in the region convert cents to square metres (or square feet) to compare a listing against metric building codes, bank valuations, and stamp-duty calculations, which are usually computed in square metres.

Listings often quote a price per cent, while a builder or bank may quote per square foot. To compare them, divide the price per cent by 435.6: a plot offered at 400,000 per cent works out to about 918 per square foot. Do the same with 40.47 for a per-square-metre price. Remember the area itself comes from the title documents; this only puts asking prices on one scale. In which state or district are you comparing plots?
