How it is calculated

The tool treats saving as closing a gap at a steady pace: remaining = target − current savings and months = ⌈remaining / monthly saving⌉. The brackets mean rounding up to the next whole month, because a part of a month still needs a full month's deposit. Interest, investment returns, salary rises and price changes are ignored, so every month adds exactly the same amount. The target and monthly saving must be above zero and current savings zero or more. If current savings already reach or exceed the target, the result is 0 months and 0 remaining. The remaining figure is the gap today, not what is left after the last month.

Worked example

You want a down payment of 60,000, you already have 12,500 and you can put aside 1,800 a month. The gap is 60,000 − 12,500 = $47,500.00. Dividing by 1,800 gives 26.39 months, which is rounded up to 27 months. After 26 deposits you would have 12,500 + 46,800 = 59,300, still short of the target, so a 27th deposit is needed. Saving 1,900 a month instead would cut the time to 25 months.

Common mistakes

  • Expecting a part-month answer. The tool rounds up to whole months, so 26.39 is shown as 27.
  • Counting interest the savings will earn. The tool assumes none, so with a savings account that pays interest you may reach the target a little earlier.
  • Setting the target to the home price instead of the down payment. Multiply the price by the down payment percentage first, for example 20% of 300,000 is 60,000.
  • Ignoring other costs at purchase, such as closing costs, taxes or moving, which are separate from the down payment and are not in the target unless you add them.
  • Entering a monthly saving of 0 or a negative number. The tool needs a positive monthly amount to give a time.

About this calculator

Saving for a down payment is a straightforward gap-closing exercise: subtract what you already have saved from your target down payment amount, then divide the remainder by how much you can set aside each month. The result is the number of months until you hit your goal, assuming the monthly contribution stays constant and the savings themselves earn little or no meaningful interest over the period.

This planning figure matters because down payment size directly affects a mortgage — a larger down payment can avoid private mortgage insurance, unlock better interest rates, and lower the monthly payment for the life of the loan, so many buyers deliberately target 20% of the home price rather than the legal minimum. Take what you have saved away from the down payment you need, divide by what you put aside each month, and you see how many months until you are ready to buy.
