Prorated Rent Calculator
Rent owed for a partial month
Result
How it is calculated
The tool charges rent by the day, using the real length of that particular month rather than a fixed 30 days:
daily rate = monthly rent ÷ days in monthamount due = daily rate × days occupied
You enter the full monthly rent, the number of days the tenant occupies the unit and the number of days in the month (28, 29, 30 or 31). It counts the days you give it, so decide first whether the move-in or move-out day is included. The amount due is calculated from the unrounded daily rate and rounded to cents only at the end, so it can differ by a few cents from multiplying the displayed daily rate by the days. Days occupied cannot exceed days in the month, and rent cannot be negative; otherwise there is no result. A lease may specify a different method, such as a 30-day month, which this tool does not apply.
Worked example
Monthly rent is 1,500 and the tenant moves in on the 20th of a 31-day month, so the occupied days are the 20th to the 31st inclusive: 12 days. Daily rate: 1,500 ÷ 31 = 48.39 (48.3871 before rounding). Amount due: 48.3871 × 12 = $580.65. Multiplying the rounded 48.39 by 12 would give 580.68, which is why the tool keeps the full precision until the last step.
Common mistakes
- Dividing by 30 out of habit when the month has 31 or 28 days. The tool needs the actual days in that month, and the difference can be several dollars on a large rent.
- Miscounting the days occupied by one. Moving in on the 20th of a 31-day month means 12 days if the 20th counts, but 11 if you start the 21st; agree on the rule with the landlord.
- Entering the days in the lease period or the days left until next month instead of the days the tenant actually lives there. Days occupied is the figure to prorate.
- Mixing in utilities, deposits or fees into the rent field. Prorate only the rent and handle other charges separately.
- Using the daily rate from a different month for a later calculation. February and July have different daily rates for the same rent.
About this calculator
This calculator prorates a full month's rent by the fraction of the month actually occupied: daily rate = monthly rent ÷ days in that month, then amount due = daily rate × days occupied. Using the actual number of days in the specific month (28–31) rather than a flat 30-day assumption is what most leases and property managers require for accuracy.
Landlords use it to bill a tenant moving in mid-month or moving out before the lease term ends, and tenants use the same calculation to double-check that a move-in or move-out statement matches what they actually owe — a common point of dispute when a lease doesn't spell out the proration method.

The month length changes the answer, so enter the actual number of days rather than a round 30. Ten days of a 1,200 rent come to 387.10 in a 31-day month but 400.00 in a 30-day one, and the lease may say which method applies. Check that clause before you hand over a payment. Does your lease prorate by actual days in the month or by a flat 30?
